The Rising Cost of a Declining Market

Interest rates were at an all time low last year and although historically speaking getting a loan is still a bargain, rates have been inching upwards. The jury is out whether our market is further declining or rebounding. I personally believe we are at the bottom and although the next couple of years may be a roller coaster ride, we will see a modest recovery. With that said, there are still buyers out there who are waiting for more foreclosures to hit and … Continue reading The Rising Cost of a Declining Market

Global Hot Spots

The cities to our North are heating up - and that is good news for the Monterey Peninsula! Recruiting firms are back to business recruiting for growing companies. Foreign investment on the West Coast is predicted to increase this year. One recent example is the Russian Innovation Center that just opened this week on Sand Hill Road in Menlo Park.   San Francisco is hosting the 34th America’s Cup in 2013. The highest sale ever recorded for a single family home in the … Continue reading Global Hot Spots

Distressed Property Sales in the High End Market

Foreclosures and short sales are undoubtedly part of the real estate market today, even in the Carmel & Pebble Beach markets. One such foreclosure closed escrow over the weekend: 1560 Viscaino Road in Pebble Beach. This was an incredible deal! The home is located in central Pebble Beach, steps above the Lodge at Pebble Beach, with substantial ocean views no less. Recent sales in the neighborhood have closed between $1.6M (without an ocean view) to $4.5M. The home itself had great … Continue reading Distressed Property Sales in the High End Market

What is the Golden Rectangle in Carmel-by-the-Sea?

I get this question a lot. What is the Golden Rectangle? Realtors use the phrase “Golden Rectangle” all the time, and buyers don’t always know what we are referring to. It is literally a rectangular area outlined by Ocean Avenue, Scenic Avenue along Carmel Beach, Santa Lucia and San Carlos Street; and defined as area “143″  on the map below. (You can also click on this link for a PDF: carmel-area-map-in-color.) What you’ll find in this highly desirable area is typically a 1,600 sf, 3 bedroom, … Continue reading What is the Golden Rectangle in Carmel-by-the-Sea?

Activity has increased substantially in our neck of the woods. The uptick is palpable. Two new listings in the Golden Rectangle of Carmel have gone into escrow in 6 and 8 days. Aggressively priced homes are receiving multiple offers and even taking back-up offers. Within the past month in Carmel, 17 homes went into escrow, 3 of which are foreclosures, 1 a short sale.  A recent article in the Wall Street Journal, entitled Market for Vacation Homes is on the Rise, reports that … Continue reading Market Uptick

The Spotlight will be on Pebble Beach, California

It is that time of year when annual preparations are being made for the AT&T National Pro-Am. This year the event falls on February 7th – 13th. 156 amateurs and 156 professionals will be competing for a $6.3M purse. Last year, the tournament raised $7M for local charities, and $85M since the tournament’s inception. I have fond memories of this tournament since I was a child. I would help park cars in my friend’s front yard on 17 Mile Drive and as a highschool … Continue reading The Spotlight will be on Pebble Beach, California

Carmel Valley & My Favorite Things

In October, San Francisco magazine wrote an article entitled, “Left Turn on Carmel Valley Road,” comparing Carmel Valley to Healdsburg, before Healdsburg took off and became the trendy destination for San Franciscans. Most of the article speaks of Carmel Valley Ranch, an uber trendy resort and club that under new ownership has been renovated and is all the hype. Real estate in the Valley is following this trend. The past few weeks have indicated that buyers agree. When comparing sales data from Q4 2010 … Continue reading Carmel Valley & My Favorite Things
