Carmel Valley

This Week in Carmel and Pebble Beach May 31 – June 7, 2013

Carmel had another  Scenic road property go into escrow this week, this one a tear-down on a double lot in the Point area asking $$4.25M.  Been on the market for ages, possibly due to the persistent aroma from the kelp at the beach?  Other new sales: another Carmel Point tear-down with two small cottages just a few houses off Scenic that was asking $1.4M and had contractors swarming all over it. And an old Comstock on Guadalupe with lots of … Continue reading This Week in Carmel and Pebble Beach May 31 – June 7, 2013

What a difference a year makes!

Spring Real Estate Market Update Last year our market was beginning to make a turn around, yet much of the year felt like a roller coaster ride. Although we aren’t yet experiencing the ultra competitive scenarios as they are in the San Francisco Bay Area, inventory levels are shrinking and buyer demand is on the rise. Stephen Vagnini, the Monterey County Assessor, expects to see a modest rise of 2% in property values throughout the county this year. Monterey County … Continue reading What a difference a year makes!

Monthly Market Update – April 2013

APRIL MARKET UPDATE Spring is certainly upon us! Clear blue skies, warm temperatures and blooming wildflowers throughout the area. As you know, inventory has been very tight in all of our areas, but I predict with our main selling season upon us, new homes will come to market. You will see home prices slightly higher, as sellers are aware of the market trends and lack of inventory. If you are in the market to buy, and have been looking, I … Continue reading Monthly Market Update – April 2013

An Inventory Shortage Is Here

What a difference a month makes! January was our typically slow winter month, as I reported in my recent blog post, “Where is 2013 Headed?”. February has painted quite a different picture. Suddenly, there appear to be more buyers competing over limited inventory and a feeling as if this is really the last chance to “get in” before our market heats up. The San Francisco Bay Area is practically overheating with in some cases 30 offers, over asking, etc. We typically lag … Continue reading An Inventory Shortage Is Here
