The Carmel School District and More

The Carmel School District and More

Yes, Carmel is a fabulous place to retire, but this quiet ol’ town has a surprising number of young families. Here is some information to help you navigate our public school system. Carmel & Carmel Valley Carmel has been known for some time as having an excellent public school system. Carmel is broken into three elementary school districts: River school, Tularcitos and Captain Cooper. 1. I have many buyers who look only in Carmel for a home because of the school district. … Continue reading The Carmel School District and More

Global Hot Spots

The cities to our North are heating up - and that is good news for the Monterey Peninsula! Recruiting firms are back to business recruiting for growing companies. Foreign investment on the West Coast is predicted to increase this year. One recent example is the Russian Innovation Center that just opened this week on Sand Hill Road in Menlo Park.   San Francisco is hosting the 34th America’s Cup in 2013. The highest sale ever recorded for a single family home in the … Continue reading Global Hot Spots

Carmel Valley & My Favorite Things

Carmel Valley & My Favorite Things

In October, San Francisco magazine wrote an article entitled, “Left Turn on Carmel Valley Road,” comparing Carmel Valley to Healdsburg, before Healdsburg took off and became the trendy destination for San Franciscans. Most of the article speaks of Carmel Valley Ranch, an uber trendy resort and club that under new ownership has been renovated and is all the hype. Real estate in the Valley is following this trend. The past few weeks have indicated that buyers agree. When comparing sales data from Q4 2010 … Continue reading Carmel Valley & My Favorite Things

Monterey Peninsula Water Credits and their Importance When Buying or Selling a Home

Monterey Peninsula Water Credits and their Importance When Buying or Selling a Home

Water Credits or Fixture Units Are An Important Part of a Home’s Value We take water usage very seriously here on the Monterey Peninsula. In fact, we have a government authority that is in charge of water, called the Monterey Peninsula Water Management District (MPWMD) which was formed in June of 1978. To use water on the Monterey Peninsula, including Carmel, Carmel Valley, and Pebble Beach, one needs a permit from the MPWMD. You can’t install a water meter on a … Continue reading Monterey Peninsula Water Credits and their Importance When Buying or Selling a Home

Foreclosures and the Monterey Peninsula

Foreclosures and the Monterey Peninsula

It took some time for foreclosures and short sales to hit the Monterey Peninsula, but unfortunately, this beautiful area is not immune to them. Below is a snap shot of REO and short sale activity as of today, October 28th: Pebble Beach:  3 distressed properties priced at $950,000, $2,850,000(property to the left)  and $5,950,000(this property was featured in my recent blog post “Short Sales and the High End Real Estate Market“). Carmel:   11 distressed properties ranging in price from $515,000-$1,600,000. Carmel … Continue reading Foreclosures and the Monterey Peninsula

The Monterey Peninsula Real Estate Market Update – Q3 2010

The Monterey Peninsula Real Estate Market Update – Q3 2010

Home values on the Monterey Peninsula have dropped about 20% from our peak. Current pricing reflects what we saw in 2002.  Sellers have virtually no power. The higher end market made a small comeback last quarter, but it is fragile. Depending on the neighborhood, we still could see another 5-10% price decline.   Market activity has currently stalled. We had 32 sales in Carmel, Carmel Valley and Pebble Beach since July 1st. A year ago, we had 82 sales for … Continue reading The Monterey Peninsula Real Estate Market Update – Q3 2010

Trading Houses? With the Difficulty in Securing Jumbo Loans Folks are Making Trades.

Trading a Home for a Home, or a Boat, or a Plane, or ? Every Realtor has heard a variation on the story of a buyer coming to them with an offer that goes beyond a creative financing proposal. Occasionally it is a straight trade for property elsewhere but on occasion the buyer might propose a trade for an airplane, a time share plus cash, and in at least one case I know of a race horse. While these deals … Continue reading Trading Houses? With the Difficulty in Securing Jumbo Loans Folks are Making Trades.

Water Stay Lifted on Monterey County Water Use

The water situation on the Monterey Peninsula (Carmel, Carmel Valley, Pacific Grove, Monterey, Pebble Beach) is about as clear as mud– so stay with me for a quick synopsis and an update. Cal-Am, the local water company, is violating a number of orders/laws/regulations by “over pumping” the Carmel River. Most of the restrictions have to do with protecting the Steel Head breading that occurs in the river. This over pumping/water shortage is the basis for the existence of the Monterey … Continue reading Water Stay Lifted on Monterey County Water Use
