PEBBLE BEACH MARKET SNAPSHOT   2013 has proven to be a solid year Pebble Beach real estate.   On a whole,  all of our Monterey Peninsula markets have been strong and healthy, and Pebble Beach is definitely a part of this trend.  It is showing little slowdown, with only increasing buyer demand for more supply.  If you are a Pebble Beach Buyer or Seller, it’s good to stay on top of the trends.  The following information will give you a … Continue reading PEBBLE BEACH Market Snapshot

This Week in Carmel and Pebble Beach May 10 – 17, 2013

Only three properties went into escrow this past week in our target markets of Carmel and Pebble Beach.  Is it the calm before the storm?  My guess is that it is; all indications are that we are going to have a very busy summer.  But this past week was slow for new sales with only 2 properties in Carmel going into escrow – a Hatton Road remodel with separate guest house asking $1.58M and a very cute cottage on … Continue reading This Week in Carmel and Pebble Beach May 10 – 17, 2013

The First Tee of Monterey County

The Monterey Peninsula is an international tourist destination famously known for its beautiful coastline, mild climate, golfing mecca Pebble Beach and charming Carmel-by-the-Sea.  Its location on the central coast of California provides for fertile soil, making this one of the richest farming regions in California. Salinas, located about six miles from the Pacific Ocean and a short drive from Pebble Beach, serves as home to many working class families supporting this agricultural region. Through a partnership with East Salina’s Alisal … Continue reading The First Tee of Monterey County

This Week in Carmel and Pebble Beach May 3 – 10, 2013

The Carmel and Pebble Beach real estate markets took a bit of a breather this past week with less than half the activity of the previous week – 4 properties went into escrow in Carmel and only 1 went pending in PB.  Of those 4 in Carmel, only one was in the desirable Golden Rectangle or Carmel Point areas, a fixer on Lincoln that was asking $1.29M.  Those two areas currently have an average “days on market” of 260 days … Continue reading This Week in Carmel and Pebble Beach May 3 – 10, 2013

This Week in Carmel and Pebble Beach April 26 – May 3, 2013

It’s good news that 13 new listings came on the market this past week in Carmel because the same number went into escrow!  Additionally, 12 properties closed escrow so it appears that the continued surge in sales activity is finally drawing more sellers into the market.  At the top of the closed sales was a Scenic Road beach house that sold quickly for $6.3M, only about 3% off asking; this was the first sale over $5M this year for … Continue reading This Week in Carmel and Pebble Beach April 26 – May 3, 2013

More to Pebble Beach than Golf?

Discover Pebble Beach – Don’t Golf…What then?   With seven golf courses, two of which are private, the immediate association with Pebble Beach is golf.  And one would assume, having grown up in Pebble Beach, with both Cypress Country Club and the Pebble Beach links equidistant from my family home, I would know how to play golf.   But that assumption would not be true.  So, my parents must have been passionate about golf then, why else move to Pebble Beach?  … Continue reading More to Pebble Beach than Golf?

What a difference a year makes!

Spring Real Estate Market Update Last year our market was beginning to make a turn around, yet much of the year felt like a roller coaster ride. Although we aren’t yet experiencing the ultra competitive scenarios as they are in the San Francisco Bay Area, inventory levels are shrinking and buyer demand is on the rise. Stephen Vagnini, the Monterey County Assessor, expects to see a modest rise of 2% in property values throughout the county this year. Monterey County … Continue reading What a difference a year makes!

Carmel and Pebble Beach Real Estate Update April 19-26, 2013

Eleven properties went into escrow this past week in Carmel across all price ranges and neighborhoods. We are now seeing properties move that have lingered on the market, sometimes for years.  This trend, along with sales that happen as soon as properties hit the market, are both signs of a strengthening market.   This week, a property that had been on the market almost 2 years, a Scenic Road fixer with the requisite ocean views asking $3.9M, went into escrow … Continue reading Carmel and Pebble Beach Real Estate Update April 19-26, 2013

This week in Carmel and Pebble Beach April 12 – 19, 2013

There was a burst of sales this past week in Carmel with 10 properties going into escrow.  At the high end, a Carmel Point contemporary asking $3.69M found a buyer along with a couple of Hatton area traditionals  listed at $3.2M and $2.39M.  A couple of Golden Rectangle cottages went into escrow at $1.9M (two small cottages on a big lot) and $1.69M, the latter one a fixer with some ocean views that attracted attention from spec builders who are … Continue reading This week in Carmel and Pebble Beach April 12 – 19, 2013
